New Development Qualities Report

Guarantee Decennial Insurance
Geotechnical study carried out by an organisation approved by the Andalusia Government.
Materials (Concrete and Steel) carried out by an organisation approved by the Andalucia Government.
Technical Control Office, this enterprise verifies the quality of the project.
Insurance that covers all damages to foundations and structure of the housing for ten years.

Earth Movements
Excavation with a depth according to the geotechnical study.

Foundations
According to the recommendations of the geotechnical study. When the excavation is done, a block of compacted gravel, 0.3 metres thick is added. Then the foundations are added.

Roof
Rustic style concrete tiles, model 'Teja gran onda envejecida b'.

Fireplace
Fireplace built in the lounge room.

Facade
Filled with a mortar of damp-proof cement and top quality waterproof paint.

Floor Tiling
Ceramic tiles (Type: Gres) 40x40 or 31x31 with 7cm. Skirting board priced at 12€/sqm on tiles, porches and interior courtyard.

Wall Tiling
Top quality 30x20cm and border in bathrooms and kitchen priced at 12 €/sqm.

Interior Carpentry
Pine wood front door (Model: Teja) thinkness dimensions 70x30mm. Interior doors: standard size of Provenzal Pine with handles model Tajo. Built-in cupboard: smooth pine and folding doors.

Exterior Carpentry
White aluminium with sliding doors and without ornaments in windows though in the project appears ornaments, model Triana or Giralda Shutters: 'Luxevox lama' of white aluminium. Grills in wondows with square or round steel frames 40x8 and steel 16. Even if any ornament in windows and doors appears in the Carpentry plans of the project, that is not included in the Qualities Report. It includes only 2 patio doors though in the Carpentry Plans of the Project appears more patio doors.

Electricity
Two TV points where the client wishes, trade mark Niessen or similar. Four light points around the house.

Plumbing
Complete connection points of cold and hot water with copper piping. Bathrooms fittings trade mark ROCA model 'Victoria'. Dual action short/long flush toilets (without furniture in bathrooms). Taps: Monomando model chrome 'Senior'. Two outside water taps. 13 litre gas boiler.

Plaster
Rendered plaster of Y-25-F on walls and ceilings.

Glazing
Double glazing model: 4+6+4 colourless Mark 'Climalit'.

Paint
First a coat of white paint and then two further finishing coats on the exterior and interior of the house. Smooth white paint finish.

Pavement
Construction of a concrete pavement, without tile, of 90cm width around the villa.
